In recent years, the co-working concept has blown up the office rental market, with furnished, nicely-decorated workshops popping up left and right, drawing startups and freelancers’ attention. However, despite the popularity of co-working spaces, there are still a significant portion of companies that still want a more private office space. For SMEs, they usually seek for sub-divided converted units in industrial buildings or serviced office with private rooms.

Q:Which districts are the most popular among start-ups and SMEs?

Q:What do startups and SMEs typically require from an office space?

Samson: For both startups and SMEs, fast and unimpeded broadband internet is a must so that it would not obstruct their routine work. Offices located within 10 minutes walking distance from MTR stations tend to be more popular. Besides, pantry and meeting rooms are common requirements too.

Also, they usually ask for at least one locker for storing documents. Printer with extra charge is not a must but most tenants would ask one. What’s more is that they often look for an office with 24 hours access so that they could enjoy flexible working hours, coming and going as they wish.

Unlike startups, SMEs target larger private offices with more lockers and meeting rooms. I would like to highlight that tenants usually prefer all-inclusive packages (including management fees and internet, etc.) and do not expect to pay any extra miscellaneous charges.
